Property Management Services

Vacation Rental Management


We offer full-service vacation rental management. We look at this in a few different ways. Our job is twofold in that we are here to make sure that your home is always taken care of and that each guest treats it respectfully and as though it were their own home. We hope that when you do have the opportunity to use your home it looks as though noone else has been in it. We want your guest to have a fantastic vacation and you to have the same.


We work with a property management software (PMS) which allows us to broadcast your property to many different channels. The current channels we work with are Air BNB and VRBO. In our area we tend to find that guests use those 2 channels the most and we are constantly looking for different channel opportunities that make sense. We have partnered with several third party businesses that integrate with our PMS to offer, door lock software (enabling us to have the lock changed after each guest), dynamic pricing

(think airline pricing) and scheduling services. We actively look for other partners to team with in this regard to make us better at what we do, offer automation when it makes sense, and to be here in person when it doesn’t.


From the point of inquiry, guests are in contact with us and we believe that due to the amount of communication they have from us as a company they realize that we are here to help them but also here to keep watch over your property.


We have a wealth of information from working in this field since 2005. We continue to grow and tweak what we do to get better at it. Air BNB and VRBO have identified us as top partners and as such we have account representatives from both channels that we can call when needed.


We work with local subcontractors that we have done business with for years and have great working relationships with all of them. Why does this matter? When your house is flooding or has an emergency those subcontractors will pick up the phone and help us.


We have your property professionally photographed so that the photos are the best we can get for each website your property is featured on.


Ultimately we treat each property we look after as though it were our own. We want you to be confident that your property is in great hands.


Our fees:


● Monthly Caretaking Fee - $150 - this fee keeps us on call 24/7, 365 days a year. We pay your sales taxes to the correct entities once a         month, perform weekly walkthroughs/inspections of the property, website/PMS management for your property, professional                         photographs, an owner portal where you can make your own bookings and see what has been booked by guests, and trust based                 accounting.

● Commission - 20% off the nightly rental rate.

● Maintenance/Lawn Care - $60/hr

● Snow removal - $75/hr

● Roof Shoveling - $95/hr - There are some roofs that are best left to the roofing crews due to pitch or

   dangerous angles. Lower angle roofs we can often do fairly easily.

● Cleaning - $45/hr - Renters will pay a fee to us through whichever channel they booked so this is only

   charged to you after an owner or owner guest stay and after the 2 deep cleans a year that we typically perform after the Winter and             Summer seasons.

● VRBO/Air BNB - We pass on the $699 annual fee with VRBO and the 3% per booking Air BNB fee to you.

● Hot tub Maintenance - $100/mo plus $5/per visit chemical fee. You are welcome to work with the local

   hot tub providers for this service and regardless if we do the monthly service or they do we do have them

   do any repairs on the tubs. We work very well with both Diamond Blue and CB Hot Tub. We typically will

   drain and fill the tubs twice a year or more if needed. That is just billed out at our maintenance rate of $60/hr.

● 10% added to any material we purchase for your property or bill we pay on your behalf.

● Car Shuttle - $100 - With a little notice we are happy to get your car to the airport or pick it up after you depart.

● Stock - we stock each property with shampoo/conditioner, trash bags, dish soap, dishwasher detergent, tp, paper towels, bar soap,             laundry soap and pump soap and we bill this to you with a 10% markup.


Caretaking Services


We initially started our business with caretaking only. Short term rentals was not something that we were sure

we wanted to get into. With that said, we have quite a few years behind us in regard to looking after other

people’s homes.


Our caretaking services can be as full as you like. At a minimum we do weekly walkthroughs of properties

looking for anything that could be awry. This is paramount in winter months when things can go south rather

quickly. We work with appropriately insured subcontractors that will help us when needed.


We typically work with you to determine the best option for plowing or blowing your driveway and try to work

with the local crews that are in your area for this service.


We can do basic lawn maintenance, mowing/trimming and fertilizing/aerating at the appropriate times of year.

We don’t do gardening or flower maintenance as in fairness we like to leave this to our peers, the pro’s so that

when you do come out your gardens and flowers look amazing. We have many peers that we work with and we

are happy to share those contacts with you.


We are always happy to provide cleaning services with a little notice from you.


Our Fees:


● Monthly Caretaking Service - $250 - weekly walkthrough of the property and 24/7, 365 days a year emergency management.

● Cleaning - $45/hr

● Maintenance/Lawn Care - $60/hr

● Snow Removal - $75/hr

● Roof Shoveling - $95/hr

● Hot Tub Monthly Maintenance - $100 plus $5/visit for chemicals. For repair work we will call one of the 2 local hot tub companies,               Diamond Blue or CB Hot Tub. We can do drain and fills as well and those are billed out at $60/hr.

● Car Shuttle - $100 - With a little notice we are happy to get your car to the airport or pick it up after you depart.

   10% is added to any bill we pay for you or any materials that we need to purchase on your behalf.
