We know that owning a vacation rental in the Crested Butte area can be daunting in and of itself and our goal at Alpine Property Management is to provide you with good rental income while taking great care of your property at the same time.

Our vacation rental services include but are certainly not limited to:

Management and installation of your property information on our website and on VRBO. In addition to hosting your property on the Alpine Property Crested Butte site, we feel that having your rental on more than one site is imperative. We actually receive a high number of inquiries from the VRBO site and feel that this site is a good marketing and booking tool for your property. All owners pay for their annual VRBO fee (this is about $314/annually).  If you wish to opt out of a VRBO listing you are certainly welcome to.  We also book through Air BNB which is quickly becoming the next VRBO, FlipKey, and Vacay Hero.
Please note that there is a 20% commission charged for managing all vacation rentals.

Alpine Property Management handles all contact with your property’s vacation renters. This includes fielding all rental inquiries, writing rental contracts, taking deposits/payments, and essentially dealing with all of your renters’ needs and questions. We provide all check in/out material and ensure that the property has everything that the renters may need, including appropriate services, so that they have a great vacation experience in your property.

Sales Tax – We collect, file and pay your monthly sales taxes for the State of Colorado, Gunnison County, Rural Transportation Authority, and town/city.

24 hour/ 7 days a week on call service – This keeps the vacation renters from calling you about any issues they may have and we provide all maintenance work unless a professional subcontractor is needed, i.e. a plumber, electrician etc. in which case we will contact you first.

Snow Removal Services – We offer a variety of snow removal services with the rates below:
Hand Shoveling/Snowblower/thrower – $45/hr
Roof Shoveling – $50/hr

We do not offer a plowing service although depending on the size of the driveway we can often snowblow it. We have worked with most of the plowing companies in the area and can help direct you to the best option for you if you wish or need to have your property plowed.

Cleaning Services – We will take care of cleaning after you and your guests depart, as well as prepare the property prior to your or your guests’ arrival. We do ask that our vacation rental owners have their windows cleaned either by us or by a window cleaning company once a year.
Cleaning – $35/hr

Management Fees – We charge a monthly fee of $125 for a weekly check of your property or a $75/month for a bimonthly check. This fee also pays for the on-call service.

Weekly/bimonthly Checks – When your vacation property is vacant, we will do a “walk-through” of the property on a weekly or bimonthly basis, running the water, flushing toilets and basically making sure that everything okay and working properly. In the winter one of our greatest concerns is to check that your heating system is working properly. We also check that the exterior of the property is in good condition. This service is covered by your management fees.

Car Drop Off – From time to time our owners ask us to drop a car at the Gunnison airport or to bring one back to their house after their vacation. We are happy to do this for you and the fee for this is $100 each way.

Other Maintenance – We replace all smoke and carbon dioxide detector batteries once a year on your property, put out rodent traps where needed, water house plants, accept packages at our business and bring them to yours if needed, and also do can do minor and major remodeling. Maintenance and service related items are billed at $40/hr.
